San Francisco's Housing Element is just a policy that lacks empirical data and is flawed.

San Francisco's Housing Element is just a policy making decision that lacks empirical data and is totally flawed. San Francisco has had serious problems with the Housing Element in 2004 and again in 2009. When sent to the Courts for adjudication - the main factor detected - has been the lack of a sound Environmental Impact Report (EIR). The third draft amendment to the latest SF Housing Element - has not been vetted with the Public at Large or the extended community. Once again the constituents of San Francisco have been burdened by lack of transparency and accountability.
The San Francisco Housing Element when done properly addressing the key elements and paying attention to the ever changing conditions linked to transportation, safety, water and sewage, our aging infrastructure, our aging population, the lack of opportunities to provide Quality of Life elements to decent, hard working families with children - can further; the the Quality of Life for all San Franciscans.

As the present SF Housing Element stands - it defies logic, begs for sound Empirical Data, circumvents accountability and transparency - and is a throughly, flawed document that has to be sent back to the SF Planing Commission and SF Planning Department.

San Francisco needs this Housing Element to formulate some Policy Decisions to address Quality of Life elements all over this City and County of San Francisco.

The SF Planning Department has seen a drastic change in the firing of many of its Senior Planners and among the very corrupt; the former Zoning Czar.

Instead, of addressing the many SF Planning Issues and the evolving SF Housing Element incorporated in the various drafts - the former SF Zoning Czar was busy distributing Pornographic Material - among some of the Senior SF Planners and some women planners - who did not appreciate such sordid - conduct.

over 15 SF Planning Department Personnel are out - fired or left because they could not take it anymore.

San Francisco SF Planning Commission and the SF Planners keep barking that San Francisco is a Transit First City. The fact of the matter is - San Francisco is NOT a Transit First City.

An independent study must be done on our SF Transportation, its aging infrastructure, its lack of accommodating current transportation technology, and its lack of addressing the traffic congestion both during peak hours and off hours.

The GRID planned for San Francisco is over 80 years old and lends itself for traffic to flow towards down town. Over the years the unruly development of our City has caused serious flaws in our distribution of sound transportation. There are large areas in our great City that do not have sound transportation. These are found mostly in the Southeast Sector of San Francisco.

Adding fuel to fire you have the Third Street Light Rail where over 750 million dollars was expanded to build a Light Rail that starts at 4th and King and ends in the middle of no where - in the Visitation Valley.

Our SF Planning Department and our Municipal Transportation Agency - and the SF County Transportation Authority - do not want to address this White Elephant that defies logic, is a waste of money, and what is of paramount important adversely impacts thousands of innocent constituents.

The former 15 Third MUNI bus provided a sound service but some folks in authority - purporting to know some - screwed the entire system and adversely impacted - mostly the working population and the many school children and college students - that were not consulted and had no say in the present SF Housing Element and the many draft elements and changes - that defy accountability.

Right now some changes are looked at the Balboa Transit Hub - this is long over due. If there was a sound plan in place by now the Third Street Light Rail would have been connected to the Balboa Transit Hub - and the over 750 million dollars expanded on the Third Street Light Rail - put to good use.

Again and again - we see some idiots planning to build to 10,500 homes linked to the Hunters Point Naval Shipyard and Candlestick Point.

1200 homes at the old Schlage Lock Company, 740 plus units at Executive Park, more units in the thousands at the Sunnydale Public Housing, still more at Hunters View, and even still more at Potrero Hill Public Housing.

By the year 2014 some 30,000 units are called for by the SF Housing Element - they are planned to be built as per the conceptual plan - but, we do not have a sound Transportation Planning Document in place to cater to the needs of those that may live in these futuristic units in the pipe line.

In the mean time we know that MUNI and the Municipal Transportation Agency (MTA) is drowning in the CESSPOOL of its own creation.

We cannot and will not get any sound transportation from the aging, drab, poorly run MTA that has failed the constituents of San Francisco again and again.

MTA as it operated today is a disgrace to anything decent - heading this organization Nathaniel Ford.

Our MUNI buses are filthy and not cleaned.

Half of those that take Public Transportation ride for free. The CLIPPER system is down - and general reports point the system down 25% on the entire system.

What is happening to this City? Where is the Mayor of this and other pertinent issues?

We keep barking that we are a TRANSIT FIRST CITY - but we are NOT.

This nonsense to build high rise building on Transit Corridors is a joke. We already see that the few of these ugly high rise buildings - encouraging density have contributed badly to Quality of Life issues - all over our City.

On Third Street where the SF Redevelopment pushed for these poorly built; so called Affordable Housing - for over three years - most of these units have been vacant.

Originally, planned to be sold as Affordable Condominiums - today the owners are begging to rent them - and no one wants to occupy these units.

All over San Francisco we know there are over 30,000 homes vacant. Add to these over 10,000 units that can be fixed, upgraded, and rented. Many, of these come under the jurisdiction of Housing and Urban Development (HUD) and the SF Housing Authority.

The City and County of San Francisco could encourage San Franciscans to own these homes after upgrading the infrastructure, proving sound transportation, addressing safety and health issues, catering to childcare and schools, providing recreational facilities, for once respecting the Polynesian Community, the Asians Community, the Latino Community that now at this moment contribute a lot and are a major part of the demographics of the area.

The City and County of San Francisco has chosen to use mostly Black Sell Outs to adversely impact the area in question. These can be seen with puppets that are with and run the Bayview Hunters Point Project Area Committee, the Citizens Advisory Committee, the SF Redevelopment Agency Commission and so on.

SF City Planning on another level has failed to curb the rampant demolition and upgrade of housing in the thousands catering to mostly foreign students and depriving San Francisco of thousands of affordable rental housing all over the City and County of San Francisco.

The Academy of Art University has bought hundreds of buildings once affording affordable housing - mostly rental.

On purchasing these buildings, the Academy of Art University has done drastic renovations, evicted decent renters from San Francisco, and is minting annually millions of dollars by depriving decent, hard working San Franciscans - of decent, affordable housing, mostly in the Districts 3, 2, and 6.

A sound Environmental Impact Report (EIR) should address the Academy of Art University that is suspect and has without permits from the SF Department of Building Inspection and the SF Planning Department - carried on Rogue Operations - adversely impacting; the Quality of Life issues - all over our beautiful City of San Francisco - and more adversely affecting, hard working San Franciscans that desire to live in sound Affordable Housing - closure to work, school, and other needed amenities and facilities - such as recreational and hospitals.

Our SF Planning Department has over the last 15 years favored Big Rogue Developers one that comes to mind immediately is Lennar a Rogue Developer.

Today, Lennar has no money and is seeking opportunities to dump the Hunters Point and Candlestick Point Project - leaning towards Land Banking and other sordid, financial agreements, that will impact immediate development and have long lasting adverse impacts - if legal and judicial actions do not address there on going, unchecked operations - dubious in nature.

The Community at large has suffered a lot; among the segment of the population most affected our Seniors, our Mentally and Physically challenged, our innocent children - who have been dumped upon by the many decision makings linked to rogue developers who do not give a damn about adversely impacting those that cannot defend themselves.

Here is San Francisco some so called Neighborhood Organizations have failed to adjudicate the pertinent factors linked to large developments.

We saw this with the San Francisco Coalition of Neighborhoods - backing Lennar and not listening to the Bayview Coordinating Council that has a long and sound track record - since the early 1960s.

In recent times the Southeast Sector Community Development Corporation registered as a non-profit and paying its Business License to the City and County of San Francisco willingly - has educated the population all over our City but more importantly in the Bayview Hunters Point, Potrero Hill, Dog Patch, Huntersview, Oakdale, Sunnydale, Visitation Valley, Little Hollywood, Kiska Road and the surrounding Area, Silver Terrace, Portola District, and beyond.

In recent times suspect organizations have been spruced up to aid projects and participate with corrupt individuals such as Dwayne Jones who was once the Director of Communities of Opportunity that has disgraced itself and himself.

Dwayne Jones is now lending his unsavory tactics and corrupt antics to divide the Southeast Sector and will fail.

There is a hearing planned to address the SF Housing Element and I hope the proper outreach is done to tackle the issues that impede a sound SF Housing Element from a meaningful dialog - could sprout the right and proper policies - addressing not only the short term advancement of sound housing, good transportation, caring of those segments of the population that need help most.

We, in San Francisco cannot cater to the filthy rich and get rid of the Middle Class and the many opportunities that should be there to cater to the Middle Class.

We do not need folks like Dwayne Jone, Michael Cohen, Jesse Blout, Fred Blackwell, Doug Shoemaker, others who like to cater to corrupt with the help of consultants such as Platinum Consultation and the ones that Jesse Blout and Michael Cohen work for - to foster corruption and pander to the corrupt.

We will monitor the sordid actions and bring the gimmicks and ploys to a halt.

The SF Ethics Commission is not doing their job.

Our City Departments - including our Commissions - are now taking orders from the Pacific Heights Mafia.

The only factor that favors the decent and has caused some of the corruption to slow down - is the present Economy. The present economy has brought Lennar to its knees. Lennar is dead.

The present economy is slowing any development at Sunnydale Public Housing - so do not listen to the vain promises made by Mercy Housing.

The same with Huntersview and the vague promises made by the John Stewart Company.

Bridge Developers at Potrero Hill. The gimmicks and ploys involved at Treasure Island.

SF Redevelopment Agency is DEAD - and the talk about the Infrastructure Financing Districts is an exercise in futility.

Governor Jerry Brown is well informed about the prevailing corruption and its link to Rogue Big Developers - no money will flow to SF Redevelopment Agency - and some AUDIT must be done to reveal the TRUTH before the San Francisco Redevelopment Agency is incinerated and laid to rest - at the bottom of the ocean.

The SF Housing Element as it stands today is lacking in many areas - with young planners lacking history and uneducated on issues - taking directions and orders from authorities and corrupt agents that ultimately want their campaign coffers - filled.

The SF Housing Element must permit meaningful dialog and record the input from the community at large. We are fed up listening to idiotic planner and so called experts that spew diatribe and do not live in San Francisco.

The SF Housing Element discussions must incorporate decent families with children, our youth, our Elderly, those that seek good housing but cannot find it nor can they afford it - because of agents like the Academy of Art University - that have adversely impacted our Quality of Life issues in San Francisco.

Lennar a Rogue Developer that was given free reign in the SF Planning with Dean Macris pushing a hidden agenda under Mayor Gavin Newsom - while the SF Planning Department existed and operated in a parallel manner.

Our City purports to address the Carbon Footprint - over 300,000 tons of Methane Gas from large areas, mostly landfill areas - spews into the air - one ton of Methane Gas equal twenty two tons of Carbon Dioxide.

Faulty SF planning encourages folks to live in San Francisco and commute to the Silicon Valley in the thousands - adding to the thousands of dangerous particulates - there is no empirical data on the above - for the world to study and more to analyse. What is happening San Francisco?

We have too many people, pretending to know what they think they know - there is too much talk and less walk when it comes to factors that matter - factors linked to Quality of Life issues.

It is not too late for the few sane folks to do the right thing.

Let me tell you - time is running out. There is this Tsunami approaching and we do not have any time to do just sit, look and do nothing, create fake documents to encourage processes that lend to taking the matter for adjudication - we saw this is 2004 an again in 2009.

This is San Francisco where we embrace all those that are educated on issues, decent folks that care for this great City - all the land belongs to the First People - the Ohlone. Aho.

Some one stole the land, continues to abuse the land - and thinks little about K A R M A .

Please Mr. da Costa get your facts right!!! The Academy hasn't bought "hundreds" of buildings which were once affordable. Check out their website and your ignorance will quickly be shattered when you learn that the Academy only uses 17 residential buildings!!! Not "hundreds" as you chirp away trying to falsely lead readers. Its misinformed people like you who make a mountain out of a mole hill and who make doing business and obtaining of permits for businesses in SF so difficult!! Please get your facts straight!!
Hundreds of Notices of Violations linked to the hundreds of buildings all these many years. So many violations that the SF Department of Building Inspection had to assign special Building Inspectors to investigate this corrupt entity:
