LENNAR a Rogue Developer meets first of many SNAGS before SF Bay Conservation Develp Com.
Lennar a Rogue Developer that goes by its new name, one of many at Hunters Point Naval Shipyard, now known as HPS Development Co., LP met with one of its many SNAGS when the San Francisco Bay Conservation and Development Commission (BCDC) could not meet its Quorum and was forced to cancel the scheduled meeting yesterday. Four out of the seven BCDC commissioners had to recuse themselves because of Conflict of Interests. The stand by commissioners - had other excuses and most probably did not want to soil their hands with BLOOD.
The San Francisco Bay Conservation and Development Commission (BCDC) reviews all designs and I thought it would be nice to watch Michael Cohen and his side-kick Tiffany Bohee present one of their many fake, dubious, deceiving, conceptual plans before the BCDC.
As luck would have it the Rogue Developer Lennar met one of many SNAGS because the BCD Commissioners could not meet the quorum. Four out of the seven commissioners sitting on the Pre-Appliation Review Board were involved in Conflict of Interest. This goes to show you the wide dragnet and far spreading tentacles of Lennar a Rogue Developer.
I stayed at the meeting even though the agenda item would not be discussed. I explained to the BCDC staff that I did have some some pertinent comments and the staff agreed to hear me in a very informal setting - where there was no time limit to have a meaningful dialog. The next meeting scheduled is in the first week of October to listen to Michael Cohen, Tiffany Bohee from the Mayor's Office of Economic Development and Workforce and Kofi Bonner and Stephen Proud from Lennar give their presentation.
We will be there in numbers and this time around Lennar and its cronies will be put on notice. We must nip this nonsense in the bud. Enough is enough.
As usual at these meetings you have access to the fake conceptual plans that Lennar loves to display and reveal their dubious intentions. Normally, the BCDC is not a body to be hoodwinked. However, it is critical for the community to come out en mass to speak up and expose the on going corruption.
I got to meet some critical staff members and some State officials that will be involved with those issues linked to Candlestick Park Recreation Area. State staff that came all the way from Sacramento. It was interesting to hear the comments on Senate Bill 792 - that seemed to be the main concerns of the main State of California official present and in charge of the General Plans for the Candlestick Recreation Area - that is the ONLY State Park in all of San Francisco.
It was very interesting to hear the BCDC staff express concern about Parcel E and E2 on Hunters Point, that they had no precise knowledge of. Fully understood that these parcels came under the jurisdiction of the U.S. Navy and that are very toxic. The State official made know that the State of California, was not interested in accepting Parcel E and E2 as any part of any transfer of land. More so to be part of any State Park or Recreational Area. The State of California officials - were fully apprised by the Department of Toxic and Substances Control (DTSC) how toxic in fact, these parcels were and saw no point taking jurisdiction of such toxic parcels at all.
The United States Navy has been slow in removing over 2 million tons of very toxic dirt, much of it radiological linked to Parcel E and E2. Plan are afoot to cap the area and transfer it to the City and County of San Francisco. The City and County of San Francisco has a mandate under Proposition P to clean the Shipyard. Also, the Precautionary Principle is law in San Francisco.
Mayor Gavin Newsom and his cronies Michael Cohen and his newly acquired side kick Tiffany Bohee think they can fool all the people all the time, making drab presentations and fostering greed. Such gimmicks will come to haunt these two.
I was listening to the State Official who now is in charge of the General Plan linked to Candlestick Recreation Area and involved in all aspects of the Senate Bill 792 deliberations. Details of the 22 acres or so agreed for a sum of $50 million are still in the works.
The State of California feels that if the 49ers go away the income they get today some $950,000 will go away. They acknowledge that even though the income comes in - it goes to the General Fund and cannot be used solely for the Candlestick Recreation Area. They see some benefit having control of the $50 million that will solely be used to develop the Candlestick Recreation Area. Lennar cannot be trusted and the devil is in the details. Lennar, a Rogue Developer, will promise you the world, as it has before - and shaft you time and time again.
The State official was not too clear on how the current General Plan for Candlestick Recreation Area would be developed if Lennar had some say. He stated several times that once the 22 acres were craved out - the rest of Candlestick Recreation Area would come under the Public Trust Act and Burton Act. Was not too clear if Lennar would be involved in the State's General Plan to improve the area and so on. For example pay for the construction of some of the plans and facilities linked to the General Plan improvements and tied to the SF Candlestick Recreation Area.
The documents presented by BCDC did not mention the State of California as a leading partner and owner, in these so called carving and future swapping of land and so on. I was intently listening to the Staff of the BCDC (who know me and I have met them before on other projects) and the leading State official who is the point person and works in Sacramento - gave a clear picture of how he feels about the situation. He defends the Public Trust Act and the Burton Act.
Candlestick Recreation has a beach, one of the few remaining in San Francisco. The State Official made some interesting comments that this beach by the Jack Rabbit BBQ site and named Jack Rabbit Beach.He said it was critical to the ecology of the area and with Global Warming could be eroded if we did not have some pertinent measures and precautions put in place. He mentioned how another beach by Executive Park, very close by had eroded because of development and undue adverse encroachment.
No mention was made about the 25 story hotel and the 35 story buildings mentioned by Lennar as part of their high rise dense units to make money on this land in question. BCDC is not very clear on many salient issues, pertinent to Open Space and Quality of Life Issues.
Lennar a Rogue Developer is well known in all circles and to the BCDC staff as well. I did not want to bias the BCDC staff as I do have every intention to attend the next scheduled meeting and present some qualified facts. The BCD Commissioners in the interim will receive some written comments from me. I hope some others will do the same.
The BCDC staff has agreed to receive as many comments and permit as many constituents to testify before the BCD Commissioners when they meet in October. The date I suppose will have to be agreed upon by Michael Cohen, his side kick, Kofi Bonner and Stephen Proud from Lennar.
Joining HPS Development Co., LP aka Lennar will be CP Development Co., ( a joint venture between Lennar and Scala Real Estate Partners, Hillwood,and Estein and Associates, USA). This type of fake Limited Partnerships serve only ONE purpose - when it gets too hot in the kitchen these greedy, scum bags jump ship.
This City and County of San Francisco better learn from what happen at Mare Island. Lennar promised to build 10,000 homes and declared bankruptcy after 10 years with nothing to show. The City of Vallejo that has jurisdiction over Mare Island was forced to declare bankruptcy too.
Both at Treasure Island and Hunters Point - Lennar is making very little headway. It is borrowing money - much like some one borrows from a Credit Card and buys influence. That Lennar has thousands of suits filed against it all over the Nation. Lennar is never to be trusted. In San Francisco it has the backing of the Pacific Heights Mafia. Many corrupt politicians who are being investigated by the Federal Bureau of Investigation - one of them Sophina Maxwell.
Michael Cohen and his side kick - inept, lying Tiffany Bohee who does not live in San Francisco and started as peon at the SF Public Utilities Commission - cannot fool all the people all the time.
These are the type of folks that sell out community in San Francisco. The live outside the City and come her to make their money and sell their souls. Pathetic losers.
The next meeting will be interesting to watch, witness what the weasel, Kofi Bonner has to say. I have been watching this weasel for some time now. No good will ever come at Hunters Point as long as Lennar is involved. I said that to Michael Cohen a long time ago - the man does not get it.
