Oakland's condo-conversion protections face a vote on December 5, by those who want to weaken the existing laws so much that they are willing to place thousands of renters at risk of becoming homeless!
The realty/developers want to convert Oakland's rental housing stock into market rate condominiums.
Coming up on December 5 - 7pm Oakland City Council meeting, the condo-conversion proponents have Item 31 and Item 32 coming up for a vote.
Everyone against the weakening of the existing condo-conversion protections, needs to speak-out against Item 31 and Item 32. Please come early to sign up as a speaker!
Presently the swing vote seems to be Councilwoman Patricia Kernighan, of District #2. 510/238-7002 pkernighan [at] oaklandnet.com
As of Friday, December 1, according to Kernighans
office, she was still undecided.
Everyone is urged to contact Councilmember Kernighan, to urge her to say NO, to Items 31 and 32, on Dec. 5!
It appears that Councilmembers De la Fuente, Brooks, Chang and Reid are a lost cause, and have lost their moral sense of integrity.
Since more than 90% of Oakland's renters cannot afford to buy one of the converted-condos being proposed, the above mentioned councilmembers do not care how many renters get hurt or displaced in the process, while the developers make their fortunes on this outrageous venture!
That leaves Councilmembers Nadel, Quan and Brunner against, with Kernighan undecided.
The proponents may need Jerry Brown if theres a tie vote. Brown would support the developers.
Our best chance to win, would be to stop the vote somehow from taking place on December 5, and delay the vote/s (1st reading Dec. 5, and second reading Dec.19) until sometime in January, when Ron Dellums would have a chance to vote against the weakening of the current condo-conversion protections.
Landlords are already trying to force tenants to sign a new contract in support of a condo-conversion, in anticipation of a change in law.
Oakland tenants should not sign any new contracts that would materially change their existing contracts, because under Measure EE (eviction protections), the tenants are not required to sign new contracts that would materially change the old contract.

There is no evidence whatsoever that Mayor-elect Ron Dellums opposes the proposal to convert 9.1% of Oakland's apartments to lower-end market-rate condos. It was proposed by Desley Brooks, who was the only city councilmember to back Dellums' candidacy. He will probably respect her most ambitious piece of legislation, and vote to adopt it.
Under current law, there is no cap on converions outside of the "impact area," which is a random line on the map encompassing mostly high-end apartments. Any building of four units or less can convert without paying any fees to the city or compensating tenants (they can be Ellis Act'd out, which this proposal tries to prevent). Larger buildings' landlords can pay apartment developers and convert, again without paying any city fees or being obligated to help the tenants. This proposal will dramatically increase the city's affordable housing funds, while adding protection to tenants and an overall cap.

Where is the evidence that Dellums is against this? Why do you think he'd be against an ordinance written by the ONLY city councilmember to back his election? This has nothing to do with EE or rent control. The converted buildings won't be allowed to break leases, and will have to wait for tenants' leases to expire and then compensate the tenants (currently, buildings CAN convert with no compensation to the tentants). This replaces conversion pay-offs to developers with fees to our affordable housing trust fund.
