Candle Light Vigil at Effies House

Tenants at Effies House are being pushed around to the point of extremes. I shall be here for this one, and hope that those of you reading this will join me in support of the renters at this property. Effy Robinson resided here for over 30 years until pressured out of here by the present management. It is still known as Effies House, and has since turned into a Nightmare at Effies House.

Candle Light Vigil at Effies House

WHEN: Thursday November 14--From 7-8pm
WHERE: 829 E. 19th St, in Oakland, between 8th Ave & 9th Ave near Lake Merritt.

On Thursday, November 14, in opposition to unfair housing practises, local activists & renters shall converge outside Effies House in Oakland for a rally & candle light vigil in support of the tenants at; 829 E. 19th Street, in Oakland, from 7-8p.m..

A Notice dated November 7, 2002 from E.B.A.L.D.C. to all residents of Effies House threatens that renters who use incense or candles in their units will receive written "WARNING NOTICES" until theres enough on file to turn the matter over to their attorney for eviction. The notorious Ed Nagy & The Evictiors are retained by E.B.A.L.D.C. for eviction proceedings.

This notice alone was enough to receive community attention in support of the tenants for a Candle Light Vigil in opposition to the harassing notice which infringes upon Freedom of Religion activities and is an invasion of their privacy. Outraged by the attack on their freedom, renters ask one another why they would face eviction for participating in Birthday Celebrations, Candle Light Dinners, Religious Ceremonies, or Pagan Holidays using incense or candles for such contemporary rituals.

Documents reveal that two corporations claim ownership of Effies House; A) East Bay Asian Land Development Corporation known as E.B.A.L.D.C. and Ivy Hill Development Corporation. Tenants reveal that they are intruded upon by a never ending cycle of inspections while repairs for leaky faucets, etc, are never forthcoming after the inspections. One tenant states that the policy of E.B.A.L.D.C. is to avoid having plumbers do repairs because it is cost prohibitive, and tenants face pressure to accept this policy while remaining silent. Effies House has 21 rental units.

Harassment and threats by E.B.A.L.D.C. are common place for the tenants at Effies House. A threatening July 20, 2001, Notice to all residents state that E.B.A.L.D.C. will provide keys for the front door of Effies House to the Oakland Police Department/Beat Health Unit so that they may wander the halls of the building day or night. In the minds of tenants this created the vision of men with guns and viscious dogs patroling the hallways. During the time of the notice, there was no Resident Manager residing at Effies House and E.B.A.L.D.C. claimed that someone complained about the odor of Marijuana which is considered to be medicine by California State Law. In spite of California state law, E.B.A.L.D.C. dumped the Resident Managers from most of their properties so that they may rent out the rental units and keep the unlawfuly gained profits while counting on Police Patrols to replace the Resident Managers duties.

Recent statements from tenants at Effies House tell of harassing inspections where tenants are accused of having dust on their base boards, medicine cabinets are being searched along with closets & cupboards, with one tenant claiming that the lid on the pot of his stove was lifted so that E.B.A.L.D.C. management could verify what was inside. Indeed, documents & tenant testimonies reveal that renters are facing repeat inspections for minor infractions & being ordered to pick their clothes up from the floor, to remove candle displays from their homes, or to clean their stoves despite the fact that Inspection Reports reveal that the units are reasonably clean & without damage to the property.

During October 2001-October 2002, Effies House tenants received rent increases above 20%, and a majority of renters not being E.B.A.L.D.C. staff residing at Effies House signed a Petition opposing the rent increases. Many tenants feel that the most recent displays of blatant outrageous intimidation & harassment stem from the opposition to the huge rent increases. Oaklands allowable annual rent increase is presently 0.6%.

Join Oakland activists & renters for the Candle Light Vigil in support of the tenants at Effies House who do not deserve this sort of unfair treatment.
