Important SF rentboard meeting 5/1 re evictions
The SF Rent Board wants to adopt regulations which would expressly allow landlords to evict tenants just because they have affordable rents and then re-rent the apartments at two or three times the rent.

A landlord may evict any tenant if the landlord wants to re-rent the apartment at a higher rent.
The "just causes" for eviction in rent control are supposed to prevent landlords from evicting tenants just because they want to raise the
rent. The SF Rent Board, though, wants to adopt regulations which would expressly allow landlords to evict tenants just because they have affordable rents and then re-rent the apartments at two or three times the rent. These regulations would let landlords use the Ellis Act to evict tenants and then re-rent the units-even though the Ellis Act is supposed to prohibit such re-rentals.
The Rent Board proposes that landlords can give all tenants in a building an Ellis eviction notice and then-once tenants have been forced to move-re-rent the apartments at market rent. The Rent Board says landlords can avoid the Ellis Act's re-rental prohibitions if they let just one tenant stay. In a 4 unit building, for example, the
landlord could evict 3 tenants who have long-term tenancies and affordable rents, but tell the person who moved in a month ago (at market rent) that she can stay.
This regulation is extremely dangerous. It will effectively obliterate the just causes for eviction and allow landlords to evict any tenants
for any reason just so the landlord can jack up the rent.
