Eastern Neighborhoods, rezoning, and the ploys of the SF Planning Department.

by Francisco Da Costa
The new maps, rezoning, and plans for the future of the Eastern Neighborhood smacks of unfairness, deceit, dubious ploys - that will adversely impact all of San Francisco. The SF Planning Department has once again - behind closed doors faked the maps - deceived the people and more the small developers. Really, what this plan does is entrench the " moratorium" and further leads the small developers and construction industry in limbo.
As much as SF Planning fails to understand "economics" it will fail to understand progress. And tied deeply to economics is the construction industry.

The present economics of the housing and development of housing in the future is precarious.

At least for the next three years - it will be difficult to build homes because of the present fiscal restraints to get money linked to equity and a credit line that before was possible if not too easy but not so with the present contraints.

The sale of condominiums will be on the increase and will favor the rich. The Middle Class and the Poor will suffer and in the course of time - totally wiped out from San Francisco.

Mayor Gavin Newsom should sit with any good Economist and get a 101 lesson. The sooner the better.

Some Supervisors and I will state two: Sophie Maxwell and Jake McGoldrick have adversely impacted the decent small developers in San Francisco, with faulty Resolutions and machinations bordering on serious crime and adversely impacting the housing industry in San Francisco.

When a Residential Builders' Association (RBA) made his public comment and was asked a question about the state of affairs in East Bay by Sophie Maxwll - and was told that raising the percentage of affordable housing too high for small developers - created stagnation - Sophie Maxwell - was not impressed.

When she asked him what was done in the East Bay to remedy the situation and was told that the percentage linked to affordable housing was being lowered - she encouraged the RBA member to move to the East Bay and do his business there.

"Ya, we hear you - move over there" or words to that affect.

If this is way we are going to do business in San Francisco - then we have rung our own death knell. We must learn to respect small business and those individuals that live in San Francisco and want to contribute to our economy.

The moratorium imposed all these years by putting useless hurdles on small developers and adding numerous taxes - rezoning, impact, transit, school, and others - have wiped out the strong small developers that build good housing units.

Time is of essence and no one in their right mind is going to waste time - dealing with morons such as the two Supervisors - Jake and Sophie. Both, will be recalled in due time - and if they are removed - they deserve it.

Yesterday's hearing at the Land Use was long, boring, and full of verbosity and diatribe - no sound information but lots of confusion.

Acronyms, were added to the rezoning maps that I did not hear before. There has been no meaningful discussion and if deals are going to be made an implemented - behind close doors - by some crooks close to Sophie Maxwell - then be prepared for war.

Sophie Maxwell thinks she can play with fire. Now, she is playing with fire. And anyone that gets too close to strong fire will consume - more those by making of what has been an inferno of deceit for all these years.

The SF Planning Department employees have messed up the Eastern Neighborhood.

This plan, in the making is devoid of any logic, sense, and not linked to economics, sound housing element, little if nothing of transportation infrastructure, and most of all does not deal with Quality of Life issues.

The plan does not favor families - so families bid adieu - the suckers do not want you in San Francisco.

Sophie and Jake have lost their senses - and spewing diatribe and verbosity will not bring good housing units to San Francisco.

I attended the Land Use, to learn something, and put some little faith in the idiots - both from the Mayor Office of Housing and the idiot from the SF Planning Department - such nonsense must stop at once.

I noticed SPUR and some other entities that have been backing this plan - were silent. Time will tell.

In the interim - we have one tool - time to remove those from office that do not favor Quality of Life issues and who will always work for the Big Time Big Developer.

How many Lennar jerks and five hundred feet tall buildings do we want in San Francisco?

What developer wants to build and give fifty percent of his assets away? Raising affordable units over forty five percent is ridiculous - over that mayhem.
